Window Replacement in Burlington

Burlington is our hometown. The Door Centre has been a family-owned window and door company since 1981, and our showroom is at 4280 Harvester Road, Unit 10, on Harvester between Appleby Line and Walkers Line, about two minutes off the QEW. For most Burlington homeowners that's a 5- to 15-minute drive. You can stop in, open and close real windows, and compare glass and colours side by side before you decide anything.

Burlington homes, decade by decade

Burlington's neighbourhoods say a lot about the windows in them. South of the QEW, areas like Roseland, Shoreacres and Aldershot mix older two-storeys with postwar bungalows and side-splits. Brant Hills and Headon Forest filled in through the 1970s and '80s. Millcroft, The Orchard and Alton Village followed in the 1990s and 2000s.

Those newer subdivisions deserve a closer look, because many were built with builder-grade vinyl windows. Our window comparison chart puts builder-grade windows at roughly 5–15 years of life and contractor-grade at 10–20. A house from the '90s or early 2000s may well be due. Common signs are fog between the panes, cranks that fight you, and drafts you can feel on a windy night.

Built for lake wind and freeze-thaw winters

Burlington sits between Lake Ontario and the Niagara Escarpment. Homes near the lake take the wind off the water, and the whole city goes through plenty of freeze-thaw cycles each winter. For most Burlington homes we recommend:

- Triple-pane glass (1 3/8") with LoE 366 and argon fill. Our FAQ recommends this combination for Burlington's cold winters.

- Casement and awning windows on exposed walls. When a casement closes, the sash presses against the frame to form an airtight seal.

- Deeper frames where the wall allows. Some lines come in 4 9/16" and 5 3/4" depths, which bring the glass closer to the warm side of the wall.

The windows we install

We supply and install premium replacement-grade windows from Vinylbilt and Frank by Ostaco in every common style: casement and awning, single and double hung, single and double sliders, fixed, bay and bow, arched and shaped, and tilt-and-turn.

Choose dual- or triple-pane glass and LoE 180, 272, 366 or i89 coatings. Exteriors come in 50 standard colours or a custom match. Interiors come in white vinyl, painted black, Cloud White, or real pine, oak or cherry. See every option on our windows page.

Family-run, with the owner on the job

When you call, you deal with owner Derrick Block, Mary and Rick's son, who carries on the family business. Derrick and his crew handle the measuring, installation and cleanup themselves. Nathalie left a 5-star Google review: "Since 2009, The Door Center replaced all of our windows and doors. We had them replace our windows on the first and second floor, then a few years later our basement windows. This time, they replaced the patio doors. Seamless process from the beginning to the end. Their products are great quality and durable. Their workmanship is excellent." Replacing a front or patio door at the same time? See our entry and patio doors.

Frequently asked questions

How far is your showroom from my part of Burlington?

Our showroom is at 4280 Harvester Road, Unit 10, between Appleby Line and Walkers Line. It's about 5 km from Millcroft, about 7 km from downtown Burlington, about 10 km from Alton Village and about 12 km from Aldershot. That's roughly 10 to 15 minutes outside rush hour.

How much does it cost to replace all the windows in a Burlington home?

A full-home window replacement typically ranges from $15,000 to $30,000+. The price depends on the number of windows, double- versus triple-pane glass, and frame style. We give you a clear written quote after measuring your home.

What kind of window works best near the lake?

For homes that take wind off Lake Ontario, we usually recommend triple-pane glass with LoE 366 and argon fill. Casement or awning styles work well on exposed walls, because the sash seals tightly against the frame when closed.

My house was built in the 1990s. Is it time to replace the windows?

It may be. Many homes from that era were built with builder-grade windows, which typically last about 5 to 15 years. Fogging between the panes, drafts, condensation and hard-to-operate cranks are the usual signs. We'll take a look and tell you honestly whether you need one window or a whole house.
