Window Replacement in Waterdown

Waterdown is right next door to Burlington. The old village sits on top of the Niagara Escarpment, and the newest east-end streets run to the Burlington boundary at Kerns Road. The Door Centre has been family-owned since 1981, and Waterdown is a short trip from our Burlington base. We supply and install replacement windows in Waterdown for every kind of house, from 19th-century village homes to builds barely ten years old.

How Waterdown grew

  • The village. Ebenezer Griffin had his land surveyed into village lots in 1830, and mills once lined Grindstone Creek through Smokey Hollow.
  • The 1990s boom. Waterdown's population grew by almost 29% between 1996 and 2001. Homes from that wave are now around 25 to 30 years old.
  • The east end. Planning for the Waterdown South lands, between Dundas Street and Mountain Brow Road, began in 1991. The plan was approved in 2012, and most of it has been built out since.

When newer windows fail early

An east-end house may be only 10 years old, but our window comparison chart rates builder-grade windows for just 5 to 15 years. Fogged glass, drafts, sashes that won't lock and condensation on the room side of the glass all mean a window is failing.

The Mill Street Heritage Conservation District

Mill Street North, between Elgin Street and Union Street, has been a heritage conservation district since 1996, covering 116 properties. Most of Waterdown's 121 designated properties are inside it. In the district, or on an individually designated property, window replacement may need a heritage permit. Check with the City of Hamilton first. We work on heritage houses. We can supply the windows, install them, or both. SDL bars that echo the old muntin pattern, a wood interior and a custom exterior colour help new units suit an older facade.

Choosing glass for a house on the Escarpment

Every window we install comes from Vinylbilt or Frank by Ostaco. Dual-pane units use a 7/8" glass pack, and triple-pane units use 1 3/8". Low-E coatings come in 180, 272, 366 and i89, with argon fill. For Waterdown winters, our FAQ recommends triple pane with LoE 366. Styles run from casements and hung windows to bay and bow, arched and tilt-and-turn. Compare them on our windows page.

Frequently asked questions

Is Waterdown in your service area, and how far away are you?

Yes. From 4280 Harvester Road, Unit 10, Burlington, it's about 13 km from the east end of Waterdown, about 14 km from downtown Waterdown and about 16 km from the west side near Parkside Drive, roughly 15 to 20 minutes outside rush hour.

My house is in the Mill Street heritage district. Can I replace the windows?

Often, yes, but homes in the Mill Street Heritage Conservation District, and individually designated properties, may need a heritage permit for window replacement. Check with the City of Hamilton first. We work on heritage houses. We can supply the windows, install them, or both.

Our east-end Waterdown home is only about 10 years old. Why are the windows already acting up?

Many newer homes are built with builder-grade windows, and our window comparison chart gives those roughly 5 to 15 years. Fogged glass, drafts, sashes that won't lock and condensation on the room side of the glass are the usual signs. Premium replacement-grade windows are rated for the lifetime of the house.

Can you replace our doors at the same time as the windows?

Yes. We supply and install entry and patio doors as well as windows, so door replacement can be part of the same project.
